Rent increase
Calculates the maximum legal rent increase from the type of property, the renewal date and the rent. It covers every period since 2012 (PPI before 2019, CPI since), including the 25% cap on residential leases in 2022–2024 and the exception for merchant tenants of business premises, and can work year by year from the start of the lease to today.

How is the rent increase calculated in Türkiye?
When a lease year renews, the rent increase may not exceed the 12-month average change in the consumer price index (CPI) for the previous lease year (Turkish Code of Obligations (TBK) art. 344(1)). This cap applies even if the contract states a higher rate; if the contract states a lower rate, the lower rate is binding. This measure has applied since 1 January 2019. For renewals between 1 July 2012 and 31 December 2018 the cap was the producer price index (PPI); the Court of Cassation applies the 12-month average change in the PPI for that period too. Before 1 July 2012, when the Code of Obligations was not yet in force, there was no statutory cap.
Residential and business premises
- Residential: for residential leases renewed between 11 June 2022 and 1 July 2024 (inclusive) the increase could not exceed 25%, whatever the CPI was (TBK provisional arts. 1 and 2). The tool applies 25% automatically to renewals in this period.
- Business premises: the 25% cap never applied to business premises; the CPI cap applies in every period. However, if the tenant is a merchant or a legal entity, the application of art. 344 was deferred; since a 2019 amendment the CPI cap applies to renewals of these leases from 1 January 2019 (Court of Cassation 3rd Civil Chamber, 25.05.2021, E. 2021/2915, K. 2021/5408). For earlier renewals the increase clause in the contract governed.
If the contract has no increase clause and the parties cannot agree, the judge sets the rent within the same cap (art. 344(2)). After five years, the rent can be set by a rent determination lawsuit (kira tespit davası) based on comparable rents and the condition of the property (art. 344(3)). Rent agreed in a foreign currency cannot be increased before five years have passed (art. 344(4)).
